6 Simple Steps to Sell Your House this Spring

When a potential buyer approaches your home, they begin to assess whether or not it will make their top list of potential homes to buy. Mowing and edging the lawn, pressure washing the driveway, sidewalks and patio should be your priority. One over looked area that makes a huge impression is your front door. A freshly painted from door garnished with potted spring flowers is a great way to make a huge positive impression on potential buyers as they wait for their Realtor to open the lockbox.

Step #2 – Scale Back to Super-size Space

By removing non-essentials in every room you will declutter and open up the space. Remember, the more floor they can see the more square footage they will perceive. From your living room to your closets, pack up what you don’t use on a daily basis. A closet with spaces between hangers appears much larger than one that is jam-packed.

Step #3 – Light Up the Possibilities

From bathroom vanities to ceiling fans and living room lamps, make sure that every light bulb is working properly. Swap out lower wattage bulbs with new LED bulbs. Dark and gloomy is not the mood to set when trying to make the best impression. Make sure all your blinds are open and free of dust, so that potential buyers can see the possibilities of your home.

Hiring you own inspector to evaluate your home prior to the official inspection can eliminate any surprises and/or delays when it comes to closing time. A price that is way above the market price can cause your house to sit on the market longer than the average selling period and ultimately require price adjustments. You might end up selling for less than what you could have achieved had you priced correctly at the start. When selecting your realtor, make sure he/she is leveraging all marketing channels including. The photos from your house will been seen by thousands of people make sure they are high quality images with proper lighting. Find out if your Realtor has an email database that your property will be sent to upon initial listing and promoting through social media channels such as Facebook, Twitter, LinkedIn, Google+ and Instagram,. The more digital exposure your house receives the more showings you will schedule and that leads to a successful sale this spring!
